Not all roofs need a full replacement, and not all roofs can get away with repairs. We take several steps before recommending one step or the other to you. Firstly, we look at the age of the roof, then the extent of damage, condition of materials, structural issues, and repair history.
Problems that can be repaired are localized damages. For example, a few missing shingles or a small leak.
Replacement jobs typically look like widespread damage, such as like curling, cracking, or blistering shingles, granule loss, past material lifespan, frequent repairs, sagging roof, etc.
We always try to go the repair route, but sometimes it just doesn’t work out. Regardless of any factors, we will recommend the path that is most efficient and makes the most sense for both the present and the future of your home.
We usually deal with asphalt shingles, metal roofing, clay or concrete tiles, flat roof materials, foam, and waterproofing materials. Our goal is always to discuss your budget, aesthetic preferences, climate considerations, and complexity of the roof, then figure out a plan that combines it all with your vision and bring that to life.
How We Come Up With Our Roofing Estimates
Our estimates include every facet of the job, plus a little wiggle room. Some factors include labor, removal of materials, replacement or repair of underlayment, installation, materials, cleanup, and warranty.
Another thing we consider when giving you a number is common surprise costs. It’s fairly typical for a job to uncover something “extra” that needs to be handled. Here are some typical things that come up during a roofing job:
- Decking replacement - we usually can’t see the condition of the wood deck until the tear-off
- Structural Repairs - rotting fascia boards, rafters or trusses may not be visible until the tear-off
- Upgrading Ventilation - Poor attic ventilation may need additional vents or a ridge vent system to meet code requirements
- Unexpected Permit Requirements - some municipalities require additional documentation or inspections mid-job
- Insurance Discrepancies - if using insurance, sometimes the estimate and actual payout differ. Insurance also may not cover code upgrades or aesthetic improvements
For our time estimates, we allow enough time to get the job down well without inconveniencing you for too long. Her are some things you can expect when we’re on the job:
- 1 to 5 days of work, depending on the complexity of the job
- Expect noises like banging, scraping, and foot traffic
- Cleanup of material will be taken care of; however, it is advised to remove any objects around the outside ahead of time to protect them from debris
- You will have access to their home; however, some driveways and yards may be restricted due to debris
On that last point, rest assured that we do everything within our power to protect your landscape and possessions while we work. We use tarps to cover landscaping, windows, and doors near the job site. We use gutter guards to prevent debris and clean the gutters when the job is complete. We add sheets of plywood under the dumpster to prevent cracks. You will be well taken care of from the start of the project to the end of it.
